Sewer lines:

There has been no historical data or documented sewer leaks in the last 34 years in owners' units.  Our COLGW proposal for the sewer lines is to repair only as needed (the same approach as Diamond Head Vista condo).  The pipes do require preventative maintenance, such as hydro blasting to clean them, a camera scope run through the pipes to investigate if there are any sections in need of repair and for heavy rust build up, a cleaning machine can also be used to knock off any excessive crude on the inside.  A proper documented maintenance records and a preventive maintenance program can prolong the life of the buildings pipe lines. Additionally the Ductile Cast Iron pipes have a life span of 50 -75 years.  We can prepare ahead of time to reline or use the latest technology in the future as the pipes approach their end of use age.

Additional Information:

There are several sewer lines per building with two units feeding into one line,  so that if  they fail it will only affect a section.  We can have a contractor annually inspect and keep a record of the lines so that they can be repaired as needed, like at Diamond Head Vista condos.   New sewer line technology is constantly evolving and we plan to stay apprised of developments.  

These two photos are vertical pipes from the 11th Floor Queen Tower storage unit. There are no cracks or evidence of internal rust bulging the pipes and thus causing a potential leak. The silver clamps, can be unfastened and remove that section and inspect the pipe or even maintain the internal of the pipe. Even the engineering study can take this section out, instead of cutting the pipe.
