First of all, go back to OTIS and have them maintain the elevators because they have the experience and special tools

to work on our elevators. A good preventive maintenance program will prolong the life of the elevators.

Just recently, the sheave liner broke on the Queen tower elevator - was the liner properly maintained?

When the elevator is selected for major overhaul or the cables are slacked and re-lubricated, did the

property manager and the selected contractor replace the liners?  What does the manufacturer of the liners suggest?

Basically, the elevators need to be properly maintained and repaired as needed, replacing broken or worn out components per the manufacturer.  Replace broken floor tile and any malfunctioning elevator buttons, re-glue or replace falling wall carpet and replace any ceiling tile or other parts of interior that are damaged - there should be regular inspection for all current and future elevators. 

 

Preventive maintenance is the repair or replacement of a piece of equipment before its expected failure point, as

defined by the manufacturer or by data analysis.  Just because an elevator is brand new or well-maintained does not guarantee it will not break down.  Electrical, electronics and/or mechanical... machinery breaks down, that's life.

Any type of replacement plan can be implemented over several years, for when elevators reach a point that they are no longer able to perform as designed.  Many of our elevators' issues have resulted from poor maintenance and a failure to replace aging components before they wear out.
