Trash Chute:
Instead of replacing the entire trash chute, repair of the holes and uneven surfaces inside it, and perhaps replacing only the worst sections should be considered. Any holes can be covered with new sheet metal, fastened by rivets or epoxy - another option would be to use a screen mesh and epoxy. There are hot water valves installed at the top of the trash chute to clean them regularly, this was carried out on regular basis before the recent change in management. The trash chutes can be inspected annually and repaired when needed, and any replacement can be anticipated and budgeted for.
